What we covered.

The following items were presented, discussed, and voted upon at the annual meeting.

1. Welcome & Introductions

President Kyle Brady called the meeting to order at 10:00 AM. Board members present: Kyle Brady (President), Thomas Convery (Vice President), James Weinberg (Treasurer), Denise Weinberg (Secretary). All members of the Landscape Committee were also present. In total, only 9 households were represented and so we agreed that any financial decisions would be made via proxy vote following the live meeting.

2. Treasurer's Report

Treasurer James Weinberg presented the 2025 financial summary and proposed 2026 budget. The association ended 2025 with a cash balance of $2,974.72. The 2026 budget projects $26,400 in revenue (dues from 22 households) and $22,900 in expenses, with a projected net positive cash flow of $3,500.

3. Landscape Committee Report

Committee Lead Ann Mule, along with the Landscape Committee presented the spring and summer landscaping plan, including vinca planting at both entrances, spring cleanup and mulching, and completion of the three-year tree removal plan. Ann highlighted the impact of assigning Liaisons to our two primary service providers, J&J and T&T. These roles will persist going forward as we coordinate work across multiple vendors. The committee also discussed the need to identify a date for the Fall Block Party social event.

4. Tree Removal - Final Phase

Work has completed for the 3-year Tree Removal program including the removal of the 3 trees on the island (one large Linden and 2 purple leaf plum), including stump grinding by T&T Tree Services.

5. Spring Vinca Planting

Planting of 25 flats of vinca flowers at both entrances has been completed, including initial watering. Cost: $1,125. Up to 4 additional waterings may be coordinated as needed at $125 each.

6. Website & Communication Update

President Kyle Brady demonstrated the new Gatefield HOA website, including homeowner portal access, document repository, and annual meeting RSVP system. The site is now live at gatefield-hoa.netlify.app.

7. Open Discussion & Community News

Community announcements included congratulations to Maddie Carlton on her upcoming wedding (June 6, 2026), congratulations also to Owen McAtee on his graduation from Notre Dame High School, school end date (June 18, 2026), and general neighborhood updates.

Fern Fried to coordinate with T&T Tree Services for tree removal scheduling. Target: June 2026

1. 2027 Annual Dues Amount

Select dues level for 2027: $1,200 (baseline), $1,400 (Alternative #1), or $1,600 (Alternative #2). Option to increase annually or request a one-time backfill.
